What is our role in all this? We will help you through the entire process, from locating a suitable property through closing on it, and will be at your side all the way.
Count on us for: locating, financing, acquiring, and placing Tenant-in-Common deed co-ownership interest equity. Further, we order third-party due diligence reports on each property. As well, we identify, interview, and propose third-party property and asset management companies for vote and approval by the co-owners. We also supervise and coordinate the closing on behalf of all exchanging co-owners and the lender. Each co-owner is then delivered a TIC fee title ownership deed and title report at purchase escrow closing.
Upon the close of escrow, we exit any controlling role. We remain involved thereafter only as a voting co-owner, facing the same risks and returns as the property's other co-owners.
When we consider a property for acquisition, we order comprehensive third-party due diligence reports from objective third-party firms. Their reports typically include:
· a physical inspection of building engineering
· cash flow underwriting
· environmental inspections
· appraisal
We make these reports available for consideration by all prospective co-owners and their advisors.

Each property is administered by third-party asset and property management firms.
We work with REITs, brokers, principals, and other institutional investors to acquire institutional-quality properties.
